REAL ESTATE APPRAISAL MONTGOMERY

Tax Protest

Picture of a real estate appraiser with a portfolio taking notes about the property he is appraising.
Based on research, we observed that residents and businesses in Texas pay high taxes on their properties, mainly due to errors on property valuation by the taxing authorities. Through real estate appraisals you can get the exact value of your property, on which the amount of tax you are expected to pay can be calculated more fairly. If your tax is extremely high or higher that you think it should  be, and doesn't correspond with your property's assumed value, we will help you challenge your tax assessment value. This is one of our strength areas and one of the things we like doing best. Real Estate Appraisal Montgomery is an exceptional appraisal company that happily assists a client with a tax protest procedure. Whether you are within the residential and commercial space, we can help you file a protest for tax reduction. We have certified property tax consultants that can help process valuation and incorrect taxes that are assessed.

Filing a Protest
A property tax protest is quite tedious, but an experienced tax protest consultant can help you through the worrisome process. We direct you to a form that our clients can fill out that is issued by the appraisal district in Texas. Or you can write and send a letter to the chief appraiser stating that you are protesting your property tax. The filing is required to be done annually, and it must indicate the basis of taxation and the current market value of your property.

Check the Appraisal Record Card
Every city belongs to an appraisal district, and an appraisal district has a comprehensive record for each property that has been accessed in the past. The information in the report is valuable, and ncludes the size of the building, amenities, and property, total land acres and  other information. You can check and review the appraisal report from an official county or state website, and it must be the district where the property is located.

Protest Hearing
After filing a property tax protest, the district appraiser will notify you of a date and time to attend a hearing. During the hearing, the review board may ask you the value of your home, so it is not right to attend the hearing without having all your information readily available and in hand. You must prepare yourself with a realistic answer and an accurate value; you must not appear for a hearing clueless because the review board does not accept "I do not know" as answer to their question. At the end of the hearing, you may get an offer to settle, or your protest appeal for your property tax may be rejected. The chief appraiser of a district has the legal power to accept, make a settlement offer or reject your tax protest.

Establish the Value of Your Property
There are several approaches to appraise a real estate property, and most of the approaches or methods must be an accepted method or standard in the specific city where you reside. It is highly recommended that you analyze the market value of your property and the presumed unfair appraisal before your process a property tax challenge request form. However, these are part of the steps you should adhere to when preparing a property tax protest.
